How Long Does A Damp Proof Course Last?

If you want to protect your property from damage caused by dampness and moisture rising from the ground, preventing issues like mould, then installing a damp proof course (DPC) is absolutely essential. But once installed, how long do they last?

Our guide discusses everything you need to know about a damp proof course; from what it is, where to install it, and how long it lasts.

What is a Damp Proof Course?

A damp proof course is a protective barrier used to prevent rising dampness in buildings. There are a few different types of DPC, including:

  • DPC injection: This involves injecting damp proof course cream 150mm above ground level. The cream acts as a protective barrier against moisture rising from the ground above the DPC.
  • Zedex Housing Grade DPC: A high-performing and cost-effective alternative to traditional DPCs, the Zedex DPC tray is used in conjunction with Zedex joint tape. The sheet is laid on an even bed of wet mortar.
  • Electro-osmotic DPC: A chemical-free solution, titanium or copper wiring, is installed through the wall and provides a small electrical current that prevents moisture from rising.

A damp proof course is now a legal requirement when it comes to constructing new builds and must be installed at the construction stage to inhibit rising moisture - that’s how important it is!

Where Should Damp Proof Course Be Installed?

A damp proof course is installed at the base of buildings during the construction phase. If using a DPC injection, this is installed 150mm above ground level.

Damp proof course is different from damp proof membrane. DPC is installed only on walls, whereas DPM is mainly used on flooring and sometimes walls. To learn more about damp proof membranes, follow our guide below.

How Long Does Damp Proof Course Last?

The longevity of a damp proof course depends on the quality of installation. It’s also important to note that a DPC is still prone to wear and tear as time passes. Typically, DPC lasts around 20 to 30 years.

Signs of a Failed Damp Proof Course

If you think your DPC may be compromised and needs replacing, here are a few signs to help clarify if you need to take action.

  1. Peeling wallpaper and paint
  2. Mould growth
  3. Salt deposits
  4. Damp tide mark (usually around 1.5m high on your wall)
  5. Damaged skirting boards

How to Fix a Failed Damp Proof Course

If you suspect that your DPC is compromised or has failed, you can hire a professional to install a new physical DPC. However, this can be more time-consuming and costly, as it involves removing bricks and mortar, so it's a good idea to get a professional to do the job.

Alternatively, a DPC cream injection can save time and costs. We suggest a professional for the job to ensure it’s evenly distributed and that the wall cavities aren’t affected.
